The Planning Department is reviewing active zoning and building permits that were submitted prior to September 10 that had not previously been acted upon. Currently, the online submittal for new zoning permits through eplan review is not available due to the fire in the Kapule Building. Once the online system has been restored, a public announcement will be made.
-
If your property is located outside of the coastal zone area (otherwise referred to as the Special Management Area (SMA)), a previously permitted home or structure can be repaired or rebuilt without a zoning permit insofar as that structure is not enlarged or has increased in size. If the property is located inside of the coastal SMA, an SMA assessment application form must be filled out by the applicant and submitted to the Planning Department prior to any repair or reconstruction of that structure. The Planning Department will issue an SMA determination for each assessment application and whether an SMA permit is required or not.
Structural repairs or reconstruction may require a building permit issued by the Department of Public Works. Aside from the Planning Department, please check with the Public Works Building Division.
If there are any issues or question for repairs or rebuilds both inside the SMA as well as outside of the SMA, please email us at planningdepartment@kauai.gov
